MATTHEW LEFEBVRE

Matthew Lefebvre is the founder and principal broker of Downtown Realty, a commercial real estate brokerage headquartered in Bedford, New Hampshire and operating throughout the state. Since establishing the firm in 2021, Matt has built a practice focused on investment property sales, commercial leasing, land, and development consulting across the Northern New England market. Downtown Realty occupies a deliberate niche in the mid-market, bridging the gap between individual owners and institutional firms with a level of personalized attention and transactional expertise that larger organizations are rarely positioned to provide.

Prior to founding Downtown Realty, Matt spent five years at Elm Grove Realty, where he built and led The Lefebvre Team, closing over $100,000,000 in real estate transactions across multiple asset classes. He began his career at Keller Williams Realty before pivoting into multifamily and commercial real estate early on. He earned his real estate license in 2015, becoming the youngest licensed salesperson in the State of New Hampshire at the time of that achievement. Across his career, Matt has accumulated over $200,000,000 in total transactional volume.

Beyond his work at Downtown Realty, Matt serves as a principal and partner in several complementary real estate businesses, including Brick House Management, Brick & Oak Properties, and Red Brick Investments, among others.

Matt is the President-Elect and a board member of the New Hampshire Commercial Investment Board of Realtors (NHCIBOR), a designated member of the Certified Commercial Investment Member Institute (CCIM), and a Vice President on the Scouting America New Hampshire executive board. He previously served as President of the New Hampshire Real Estate Investors Association (NHREIA). Outside of his professional life, Matt can be found working his way through New Hampshire’s 4,000-footers, rock climbing, or tackling restoration projects in his 150-year-old home in Manchester.

MATTHEW VLANGAS

Director of Finance | Principal, Downtown Realty

Matthew Vlangas is the Director of Finance of Downtown Realty and co-founded the business along with several other affiliated companies including Brick House Management, Brick & Oak Properties, and Red Brick Investments. His work spans financial reporting, accounting, and asset management across the portfolio of companies the firm operates throughout New Hampshire.

Prior to co-founding Downtown Realty, Matt spent seven and a half years at Elm Grove Companies, one of New Hampshire’s most prominent real estate private equity firms, where he served as Vice President of Finance and Accounting. In that role, he managed a team of ten and was responsible for the accurate and timely financial reporting and analysis distributed to internal and external stakeholders on a monthly, quarterly, and annual basis. He also served as Treasurer of Elm Grove Cares, the firm’s 501(c)(3) charitable foundation.

Outside of his professional life, Matt serves as Vice Chair and a member of the board of directors of the SEE Science Center in Manchester, New Hampshire. He enjoys spending time with his wife, Darcie, and their two daughters, along with golfing, traveling, and gardening when time allows.

VIOLETTA BOTNICK

Transaction Manager | Senior Advisor, Downtown Realty

Violetta Botnick is the Transaction Manager at Downtown Realty, where she ensures that every deal the firm undertakes moves from executed agreement to closing with precision and professionalism. In this role, she is responsible for managing contract deadlines, maintaining regulatory compliance, coordinating site visits, and serving as the central point of contact that keeps all parties aligned and on schedule throughout the transaction process.

Violetta brings a background as uncommon as her approach to the business. A native of Poland, she trained as a professional ballroom dancer from the age of seven and relocated to the United States as a teenager to continue her competitive career. It was during her time teaching dance that she was recruited by one of the most respected residential agents on the Los Angeles Westside, an introduction that set the standard for how she would approach every transaction that followed: with precision, thorough preparation, and an unwavering commitment to client service. Violetta built her early real estate career in the Los Angeles market specializing in high-end and new construction residential sales, where the expectations for discretion, speed, and results are among the highest in the country. She works closely with builders and residential clients alike to identify the right fit for every property, and takes pride in structuring deals that create a winning outcome for everyone at the table.

Outside of her professional life, Violetta lives on the Seacoast and enjoys the sun and sand, traveling, and finding time to stay connected to her lifelong passion for dance and the arts.

SARAH STEWARD

Business Development Manager | Senior Advisor, Downtown Realty

Sarah Steward is the Business Development Manager at Downtown Realty, where she focuses on identifying new opportunities, cultivating relationships with property owners and investors, and helping drive the firm’s brokerage activity across New Hampshire. She works directly with clients to source on and off-market investment and lease opportunities to suit their specific needs, serves as an ambassador for the firm by keeping clients apprised of local market conditions, and plays an active role in building the pipeline of prospective transactions that keeps the firm moving forward.

Originally from the Lakes Region, Sarah has a deep familiarity with New Hampshire’s communities and commercial real estate landscape. She graduated from Southern New Hampshire University and began her professional career in marketing, with early experience in the financial services industry before transitioning into commercial real estate. Over the course of nearly six years in the industry, she has built a strong track record for deal origination and relationship development, as well as a thorough understanding of local market dynamics that allows her to provide clients with well-informed perspective as they navigate investment and disposition decisions. Sarah is genuinely energized by the deal-making process and takes particular satisfaction in celebrating those wins alongside the clients she has worked hard to serve.

Outside of work, Sarah enjoys spending time with her husband, Josh, and their two children, Jayson and Layla, including regular visits back to her hometown of Alton Bay and taking full advantage of everything New Hampshire has to offer.
